They are putting new water and sewer lines in sunset. Are they going to build new homes? [ Editor’s Note: I don’t know, but it would be silly to put forth that kind of cost and effort if they weren’t. I grew up not too far from Sunset, and actually went to the old Phelix School in kindergarten, fourth, fifth and sixth grade, so I’ve kind of got a soft spot for Sunset.

There’s never really been that much there, and sadly, there’s even less there now, so if there are new homes being built, maybe it’s the start of a revitalization there. It would take time and there would be some folks who would likely be uprooted, but an investment in that community could really pay off. It’s a great location, but it’s been allowed to deteriorate to the point where you’d pretty much have to start over from scratch]

com). It’s basically us arguing about the topic of the week like we do in Friday’s paper (except when we have special guests, then we’re nice). They are less than 15 minutes long, so you can check them out in convenient chunks of time]

*** Air BNB drives rent up two ways. Landlords can make almost as much in a weekend renting an apartment on Airbnb as they can in a month renting to a normal tenant. So the value of an apartment goes up. The second, and more destabilizing way it drives prices up is by throwing off the supply demand balance. Demand rises but supply goes down causing rent to skyrocket. [Editor’s Note: I can’t make that connection. Your argument is only relevant if the individual offering his or her property for AirBNB rental is a homeowner who also rents out his or her property to a month-to-month tenant. Typically, AirBNB renters only rent out their own homes or unoccupied properties. And I can’t stress this enough… We’re talking about a very, very small number of properties that are even being listed on AirBNB. I recently looked into it for our latest Podcast (which you can find at www.theeveningtimes. com) and there were only a couple dozen places in Memphis and two in all of Crittenden County that were listed. That’s hardly enough of a blip on the radar to have concerns about rising rent for other area renters]

*** Terrible crash on the overpass in Marion! Praying for those involved! [Editor’s Note: I saw the crash aftermath Tuesday afternoon.

It was a mess and unfortunately there were three fatalities (which you probably saw in Friday’s paper).

We were talking about the crash here in the office and I was reminded of the catastrophic pile-up on that same overpass more than 30 years ago. It made the national news. I actually found a story on it from the Jan. 26, 1986 edition of the Los Angeles Times online.

From the story: “Two tractor- trailers collapsed like accordions and a car was crushed in a 27-vehicle chain collision in dense fog Saturday. The crash killed eight people and injured at least 18 others, police said. The pileup occurred on Interstate 55, about four miles north of West Memphis, Ark. The highway was expected to be closed through the night. State police Cpl. Larry Patterson said that the sudden fog came from ‘some sort of a freak temperature inversion.’ He said that ‘someone attempted to slow down and someone else ran into him, and it was a chain reaction.’” I lived over there by it, and I can tell you now, the thing that sticks with me most is the smell]
