Marion Planning & Zoning greenlights final plat for Bella Terra subdivision

Plans call for seven lots for new homes in neighborhood near Brunetti Park

Marion Planning and Zoning Commission approved the final plat for the fifth phase of the Bella Terra subdivision.

The seven lots are located between Highway 77, Alta Vista, and Currie Ave. near the old Pirani house and close to but not in the pecan tree grove.

P& Z approved the preliminary plat at its October meeting and the final plat is contingent upon being approved by the city’s engineer.

According to the plans, the minimum lot widths are 95 feet with a depth of about 147 feet. The two end lots are slightly larger, about .45 of an acre and .41 acres.

The lots fit the current R1 single family residential zoning requirements which has a minimum lot size of one-third of an acre.

“The portion that they are talking about subdividing is located between Alta Vista Drive and Currie,” said City Planner Ed Cain. “Our engineer has to approve the drainage and all the public improvements.

It’s been presented to him and he is working on it.”

In other business, P& Z approved a site and drainage plan for a property located at 109 Highway 77 contiguous to the parking lot next to City Hall.

Cain said the property currently has a house on it and the new owners want to rent it out for commercial space. “Its zoned commercial,” Cain said. “The new owners want to convert that house and rent it out for office use.”
